ADR Calculator (Average Daily Rate)
Use revenue from rooms and room-nights actually sold.
Default numbers are an example, not industry data.
Formula
ADR = room revenue ÷ room-nights sold.
How it works
Average daily rate measures room revenue per room-night sold. Enter net room revenue excluding VAT or sales tax and sold room-nights for the same period. One room sold for three nights counts as three room-nights, not one booking.
Exclude non-room revenue and use consistent treatment of packages, complimentary rooms and adjustments in your reporting. ADR does not reveal how many rooms stayed empty. Review it alongside occupancy and RevPAR to see whether a rate change improved overall room revenue.
Worked example
18,000 room revenue ÷ 200 room-nights sold = 90.00 ADR.
Frequently asked questions
What is the difference between ADR and RevPAR?
ADR uses room-nights sold; RevPAR uses room-nights available. ADR alone does not account for unsold capacity.
Do I divide by bookings or guests?
Neither. Divide by room-nights sold. Two guests sharing one room for one night represent one room-night.
Should package revenue all go into ADR?
Use the room component of package revenue under a consistent accounting allocation. Exclude meals and other non-room components.
Are my inputs saved or uploaded?
Calculations run in your browser. Inputs are not uploaded by the calculator. Sharing puts the inputs in a readable URL; anyone with that link can see them.
