Formula

CPOR = rooms department costs ÷ room-nights sold. Margin per occupied room = ADR − CPOR; rooms margin % = (ADR − CPOR) ÷ ADR × 100.

How it works

Rooms department costs usually include housekeeping and front office labor, laundry, guest amenities, room supplies and reservation or OTA commissions. Keep the same scope every period.

Use room-nights sold for the same period, excluding complimentary rooms if your costs exclude them. Leave ADR blank to see CPOR alone.

Worked example

25,000 ÷ 125 room-nights = **200.00 CPOR**. At a 260 ADR that leaves 60.00 per occupied room (23.08%).

Frequently asked questions

How do you calculate cost per occupied room?

Divide total rooms department cost by occupied room-nights. 25,000 ÷ 125 = 200.00 CPOR.

Is CPOR the same as cost per available room?

No. CPOR divides by rooms sold; cost per available room divides by every room-night in inventory.

Why compare CPOR with ADR?

ADR minus CPOR shows how much each sold room contributes before undistributed and fixed costs.
