RevPAR Calculator (Revenue per Available Room)

Divide room revenue by available room-nights, including unsold rooms.

Default numbers are an example, not industry data.

Formula

RevPAR = room revenue ÷ (rooms × nights in period) = ADR × occupancy ratio.

How it works

RevPAR measures room revenue across all available room-nights, including those unsold. Enter net room revenue excluding VAT or sales tax, rooms available each night and nights in the reporting period. Exclude restaurant, spa and other non-room revenue.

ADR divides revenue by rooms sold; RevPAR divides it by rooms available. RevPAR therefore reflects both rate and occupancy, but does not measure profit. If available room counts change, use separate periods or a properly weighted availability figure, then review rate and occupancy together before adjusting sales strategy.

Worked example

18,000 room revenue ÷ (100 available rooms × 3 nights) = 60.00 RevPAR.

Frequently asked questions

What is the difference between RevPAR and ADR?

ADR divides room revenue by room-nights sold. RevPAR uses available room-nights, so unsold rooms affect RevPAR.

How does occupancy relate to RevPAR?

RevPAR equals ADR multiplied by occupancy expressed as a decimal, provided all figures use the same room revenue and room-night definitions.

Should food and beverage revenue be included?

No. Use room revenue only. Total hotel revenue measures answer a different question.
